The Top 24 Most Common Home Defects

Many common defects found by home inspectors are quick and easy repairs or are at least standard procedure for qualified contractors. The majority of common defects are not especially expensive to correct.
Common Exterior Defects
1.) Low spots along the foundation, which contribute to crawl space or basement seepage, can often be filled in with ordinary manual labor.
2.) Rotted wood at trim, on decks etc. can usually be replaced with minimal expense.
3.) Missing or obsolete hand rails, which are a safety issue, can usually be easily installed or replaced.
Common Structural Defects
4.) Factory assembled trusses are often damaged, but unfortunately need to be reviewed by a structural engineer.
5.) Foundation cracks from normal settlement are very common, and if seepage is an issue epoxy injection is affordable and works well.
6.) Rotted framing and/or sheathing under areas of leaks (e.g. bathrooms) can usually be repaired affordably.
Common Roofing Defects
7.) Loose or open flashings are almost more of a maintenance issue than a defect, and repair is usually straightforward.
8.) Missing or damaged shingles can often be repaired by a roofer very affordably.
9.) Amateur repairs can also often be repaired by a roofer very affordably.
Common Interior Defects
10.) Seepage/moisture in the basement or crawl space is often the result of improper exterior drainage
11.) Insufficient insulation and/or ventilation in the attic is simply corrected by adding more of both, and making sure exhaust fans vent to the exterior.
12.) Lost seals, in which insulated glass fogs over, can get a little expensive, but replacement is common.
Common Fixture Defects
13.) Toilets that are loose at the floor can leak, but are a very straightforward repair.
14.) Dripping faucets often just require new washers or mixing cylinders.
15.) Slow drains may need to be rodded out, but sometimes drain cleaner will do the job.
Common Plumbing Defects
16.)Many water heaters are missing the extension pipe on the TPR valve – this can be corrected for just a couple of dollars.
17.) Most leaks at valves and pipe fittings are easy to correct by a good handyman.
18.)Corroded or leaking p-traps can be replaced for just a few dollars.
Common Electrical Defects
19.)Double taps and or wrong size wiring in an electrical panel can often be quickly corrected by a qualified electrician.
20.)Incorrectly wired outlets (reverse polarity or open grounds) can often be quickly corrected by a qualified electrician.
21.)Open wiring and junction boxes can usually be quickly corrected by a qualified electrician.
Common Heating Defects
22.) Filthy furnaces simply need a good cleaning and evaluation by a qualified heating contractor.
23.) Filthy filters just need to be changed.
24.) Orange staining usually indicates a leak from the air conditioning or other sources, but is usually a common repair for a heating contractor.
